Document Description
The MR-628 LLC (project proponent) is proposing to implement a mixed use development on the Motte Lakeview Ranch, an approximate 639-acre site located within the community of Lakeview, an unincorporated area in western Riverside County. As presently proposed, the project proponent has prepared a draft Specific plan, the Motte Lakeview Ranch Specific Plan No. 366, that would allow conversion of the property to a mixed use development with residential, commercial, institution/education, park, and open space uses. To accomplish this, the project proponent has submitted applications seeking approval from the County for a General Plan Amendment, the SP 366 Specific Plan, a Change of Zone, a master Tentative Parcel Map and possibly a Community Facilities District to fund the required utility infrastructure systems for the project area.
The existing General Plan Land Use designation within the Lakeview/Nuevo Area Plan of the Riverside County General Plan is identified as AG. The existing zoning designations are "Heavy Agricultural (A-2-10)" and "Light Agriculture (A-1-10)." These are proposed to be modified through a proposed General Plan Amendment and proposed Change of Zone.
