The proposed project consists of Coastal Development Permit to allow the demolition of an existing 1,529 sf single family dwelling and construction of a new 3,676 sf, three level single family dwelling with 1,284 sf completely below grade located on generally the same foot print and Design Approval. The project calls for 500 cy of excavation and 50 cy of fill for the driveway access to allow for a basement along with a garage (~8-12 ft of excavation below current grade). The excess cut (450 cy) will be exported from the site to the Marina landfill. A 943 sf, 6 ft high retaining wall will be replaced at the rear of the property and continued around three sides of the property.
