Parcel A (21977 Pacific Coast Hwy)- Coastal Development Permit (CDP) No. 08-036 is to allow the construction of a new 8,542 sf, two-story single-family residence. Parcel B (22003 Pacific Coast Hwy)- CDP No. 08-035 is to allow the construction of a new 9,818 sf, two-story single-family residence. CDP No. 08-035 also includes Lot Line Adjustment (LLA) No. 08-002 to reconfigure a property line between two existing legal parcels (Parcels A and B) that total 9.63 gross acres in size combined. The lot size of the reconfigured parcels will be 3.09 acres (Parcel A) and 4.54 acres (Parcel B). No new parcels will be created by the project application. A new 20 foot wide reciprocal road easement is also proposed to provide shared access to the two parcels and building pads on the newly configured parcels, and to provide secondary emergency access for a westerly abutting property located at 22585 Carbon Mesa Road. Likewise, a secondary access easement will be recorded on 22585 Carbon Mesa Road for the benefit of the two subject parcels to be used in case of an emergency.
