Demolish the existing structure; place asphalt over the building pad area; remove the existing sign adjacent to Remsey St; remove the freeway sign but leave the pylons in place; remove existing tree stub out all existing utilities to the building; leave the existing parking lot in place as is for use as a temporary parking lot; remove and dispose of hazardous building materials associated with the building in compliance with federal, state, and local regulations.
