Document Description
A Minor Subdivision to divide an ~5.15 acre parcel into two parcels of 1.5 acres and 3.65 acres. The parcel is currently developed with a single family residence, several outbuildings and onsite wastewater treatment system. The subdivision will site the existing residence on proposed Parcel 1. A Special Permit is required for an exception to the 2.5 acre minimum lot size for the zone using the Lot Size Modification provisions of County Code (Section 314-99.1.2). An exception request to reduce the width of Warren Creek/Road was approved by CalFire and is incorporated into the project. Both parcels will be served with community water and on-site wastewater treatment systems.
