Document Description
Project characteristics: The proposed project would demolish all existing structures and construct approximately 242 housing units on the site, 25 percent of which would be affordable to low-and very low-income households, as well as public open space along the waterfront. The project would include single-family homes and duplexes. All buildings would be three stories tall, with rectangular floor plans and building footprints would range from 860 square feet to 2,665 sf of floor area. The development of the site would provide vehicle access through the site through its internal roadway system that would include a network of private roadways. Access points would connect at Clement Avenue and Oak Street. The Oak Street connection would include a full access intersection, aligning with Blanding Avenue. The project proposes to build a small boat marina with ~ 36 berths. The berths would be located along the entire waterfront of the project site. The slip sizes would range from 30 to 50 feet and the average slip length would be 35 feet. There would be no vehicle access to the boat marina or new boat launch location.
