The Project involves the subdivision of ~10 acres into 10 parcels for future development for industrial uses. The lot size will range from 35,384 sf to 41,898 sf. The project includes the dedication and improvementsfor a 66' wide two-lane public road to provide access to the proposed parcels from Washington Avenue, and construction of public street improvements (curbs, gutters, sidewalks, etc.) along Washington Street; reducing the width of Washington Avenue public street right-of-way to 33' from 50' and vacating ~10,000 sf of existing public right-of-way; extension of existing public utilities (sewer, water, electric, fire hydrants, etc.) from Washington Avenue into the project site; site grading, which includes the importation of ~24,500 cy of material and off-site grading work; dedication of an off-site 20' storm drain easement to provide for on-site drainage to Murrieta Creek; capping of two existing water wells, and construction of an on-site bio-swale. The office building existing on site (Kemmis Equipment Office (25800 Washington Avenue)) will be retained.
