Document Description
The proposed project is a mixed-use development with retail, residential, hotel, restaurant, and entertainment uses. Specifically, the development would include up to 191,475 sf of retail uses, 325 residential units, a 100 room hotel with 3,510 sf of meeting space and 4,368 sf of restaurant space, 21,092 sf of non-hotel restaurant space, a 99 seat theater, a 4,175 sf marine/science learning center, and associated landscaping and open space. Buildings would generally range from 2 to 6 stories in height, with one residential tower reaching a maximum of 12 stories (~136 ft). Additionally, the project would develop Marina View Lane, a new roadway that would bisect the southern portion of the project site. On-site parking would be provided via structured parking including one subterranean parking level roughly covering the boundaries of the project site, as well as one at-grade level and one above-grade level, both of which would be limited to the southern end of the project site, for a total of up to 1,440 on-site parking spaces.
