Document Description
The most prominent neighboring land use is State Route 24 to the South whose roadway begins roughly 50 ft south of the site. The highway splits consecutive large parcels of land owned by both the East Bay Municipal Utility District and the East Bay Regional Park District. The East Bay Regional Park District parcel's General Plan designation of Parks and Recreation indicated that the land is used for active and passive recreation. The East Bay Municipal Utility District parcel's General Plan designation of water shed allows the grazing that occurs on site.
The nearest existing residences are located roughly 2,000 ft west and several hundred feet above the project site. The City of Orinda has permitted development of the Wilder development (up to 245 homes) roughly 4,500 ft east of the site.
