Document Description
Construction of a new 4-building residential complex totaling ~22,000 sf and consisting of three, 2-story buildings and one 3 story building, containing a total of 33 apartment units, and providing a total of 24 parking spaces, on an ~36,659 sf parcel. The existing church building and associated surface parking lot will be demolished and removed; the existing unmanned wireless telecommunications facility will remain. As proposed, the project proposes a General Plan Amendment of the Boyle Heights Community Plan from the Low Medium I land use designation of the property to Low Medium II; a Zone Change from R2-1 to RD1.5-1; and a Zoning Administrators Adjustment to permit a reduced 5 ft yard setback from Beswick St. in lieu of the 15 ft. otherwise required. In consideration of restricting 32 of the units for low and very low income senior residents, the following Density Bonus incentives are requested: 1) a 35% density bonus; 2) one-half parking space per unit; 3) a reduced 12 ft side yard setback along Esperanza Street and a 5 ft northerly side yard setback, in lieu of the 15 ft otherwise required.
