The applicant, QR Birtcher Banana Avenue Owner LLC, is requesting that the Planning Commission review and approve a new industrial commerce center with approximately 309,397 square feet of warehouse area and an approximately 32,441 square feet of office/mezzanine area. Tentative Parcel Map No. 20499 (TPM No. 21-023) is a request to combine 12 lots (APNs: 0236-161-04, -10, -31, -32, -33, -34, -35, -36, -44, -45, -46, and -77) into one (1) lot totaling approximately 13.4 adjusted gross acres. Design Review No. 21-041 for a new commerce center of approximately 341,838 square feet. The facility is proposed with one potential two-story office of approximately 32,441 square foot each, 51 dock doors, two ground level doors, 93 automobile parking spaces, and 85 trailer parking spaces. The building height of approximately 39-foot with tower element at approximately 46-foot. In addition, an Addendum to the Southwest Industrial Park Specific Plan Program Environmental Impact Report (SWIP PEIR), Mitigation, Monitoring and Reporting Program, and Notice of Determination have been prepared.
