The present land use is vacant land. Two vacant single-family detached residences were recently demolished, thus the entire site is vacant. The City of Livingston General Plan land use designation is Service Commercial and the zoning is Highway Service Commercial.
Document Description
The project totals approximately 33.7 acres and includes the development of a 321,970 square foot shopping center with a 167,020 square foot Walmart store with a garden area. The balance of the project includes 154,950 square feet of retail, food, hotel/convention space, and two gas station/car wash/convenience stores. The project includes parking for 1,515 cars. The Walmart site consists of approximately 14 acres and is proposed for the northeast area of the 33.7 acre site. All surface water from the Walmart site will be directed to a City retention basin. Surface water from the remaining 20 acres will be discharged into the local storm drain system and discharged into a city park/retention basin adjacent to and north of the project. The project is scheduled to start construction in 2010 with completion anticipated by 2013. Project approvals include a Tentative Map, a Development Agreement, and Conditional Use Permits for the gas stations, alcohol sales for on-site consumption (restaurants), outdoor seasonal sales, and drive-thru uses.
