The General Plan and Zoning designations are: Regional Commercial and Estate Residential, APNs: 3087-171-07,08,11,12,14,15,16,17,18. Specific Plan and associated General Plan Amendment and Change of Zone to allow the development of 910,000 s.f. of commercial retail and office space on 85.4 acres; a 4,000 seat professional baseball field and three community baseball fields as well as a wastewater treatment plant on 30 acres; up to 540 units on 37.7 acres, at a density of 8-20 units per acre; and up to 1,134 units on 56.7 acres at a density of 2-15 units per acre. The commercial lands will also include a Senior Housing Overlay, allowing up to 340 units on 20 acres instead of commerical develoment on those 20 acres. The property is located on the northwest corner of Bear Valley Road and Deep Creek Road.
