Document Description
The proposed project is for redevelopment of a former auto dealership site located at 4301 Sonoma Boulevard (Hwy 29) and Yolano Drive. The 5.6 acre site mixed use development would include a gas station with a 2,975 sf convenience store, 19,670 sf of retail space 26,300 sf of flex (retail or office) space, and 16,500 sf of office space. The site would be accessible from both Sonoma Boulevard and Yolano Drive.
The subject site is located within the White Slough Specific Plan area. Currently, "retail services" are not an allowed use in White Slough Development Zone 1A where the site is located. The applicant has proposed amending the Plan to allow retail services within Development Zone 1A. Specific Plan amendments are subject to CEQA.
It is anticipated that environmental impacts of the project to be mitigated will include air quality and hydrology/biology.
