Document Description
The Potrero Valley Road project is a residential subdivision that would subdivide a 73.5 acre parcel into 8 residential lots in the Mountain Empire Subregional Plan area. The project site is located at 34843 Potrero Valley Road ~1,300 ft north of SR 94. The site is subject to the Regional Land Use Element Policy 1.4 Rural Development Area (RDA) with a land use designation of (18) Residential and S-92 (General Rural) zoning specifying a minimum lot size of 8 acres. The clustered project also includes an Administrative Permit for lot area averaging, reducing the minimum lot size to 5 acres in accordance with the Zoning and Groundwater Ordinances. The project design includes dedicated open space and easements, frontage improvements, a detention basin, signage and fencing. The existing single family residence and accessory structures will be retained. Access would be provided by a private road and cul-de-sac, connecting to Potrero Valley Road. The project would be served with septic systems and wells.
