A Vesting Tentative Tract Map No. 70440 for the merger of 9 lots into one for a mixed use development consisting of 163 apartment units, one commercial unit consisting of 24,100 sf of retail floor area and a parking structure containing 429 parking spaces on a 68,845 net sf site in the proposed RAS4-1 zone. The vesting tract map request also includes 2 alley vacations: (1) a 20 ft wide north/south alley west of Sepulveda Boulevard and (2) 1/2 of the 30 ft wide east-west alley south of Clover Avenue. A request for a haul route approval and a zone change/height district change from C2-1VL to RAS4-1 has been filed concurrently pursuant to Section 13.32 of the Los Angeles Municipal Code. Also pursuant to Section 12.28 of the Los Angeles Municipal, a Zoning Administrator's Adjustment to permit a 0 ft rear yard setback along the westerly property line in lieu of the 15 ft setback required in the RAS4-1 Zone and permit a 0 ft northerly side yard setback for a length of 142.81 ft in lieu of the required 10 ft setback in the RAS4-1 Zone and a pursuant to Section 16.05 D of the Los Angeles Municipal Code a site plan review.
