Document Description
An application for a lot line adjustment (LLA) between 31499 and 31505 Pacific Coast Highway (PCH). Both parcels are improved with residential development and no new development is proposed. The project is for a LLA only for parcels containing an average slope steeper than 20% (5 to 1 slope). The parcel at 31499 PCH will transfer 16,198 sf along the existing east boundary to 31505 PCH. The LLA will result in a net zero impact in overall gross square footage for each parcel. The two 16,198 sf areas proposed for exchange are largely developed and within each parcel's existing development envelope. The LLA does not create additional lots or result in new developable area not already improved with residential development.
