West Berkeley Project

The West Berkeley Project has been developed to amend the current zoning regulations that apply to the manufacturing zoning districts in West Berkeley: 1) to remove unnecessary obstacles to economically viable reuse of existing buildings consistent with the primary goals and objectives of the West Berkeley Plan; and 2) to facilitate development of large land holdings through a revised Master Use Permit process. The proposed changes to the current zoning regulations are intended to encourage the development of under-utilized properties in an effort to better implement the vision of the West Berkeley Plan and to protect these industrially-zoned neighborhoods. The West Berkeley Project would encourage the reuse and expansion of existing buildings by removing current zoning obstacles that make it difficult for new businesses to begin and existing business to expand. Although the basic types of uses would not change in any substantive way under the Way Berkeley Project, the lists and definitions of allowed uses would be modified to be more consistent with current industrial classifications, reflecting changes in research & development and/or manufacturing technology since the West Berkeley Plan was adopted in 1993. Also, use restrictions and development standards would be modified to remedy specific obstacles to development within the primary manufacturing districts.
