1) A Large Lot Parcel Map to subdivide 271 acres into 4 residential lots; 2) a phased Final Map to subdivide the 271 acres into 54 residential lots, 3 open space lots, 1 common area, and a remainder parcel; 3) a rezone of the proposed open pace parcels from RA-5-PD to OS-PD-X, and the remainder parcel from RS-5-PD to RS-5-PD-X and RA-5-PD-SC to OS-PDSC-X; 4) a Use Permit to establish a Comprehensive Master Plan; 5) a Management Plan to reduce impacts from project encroachment into steep slopes, water course setbacks, and oak grove setbacks; 6) a Petition for Exceptions from the Local Class 1 Road Standards on portions of Willow Valley Road; and 7) a Development Agreement to provide for a 10 yr permit timeframe, approval of the Large Lot Map contingent upon securing legal primary and/or secondary acess for Lot 2, and approval of the Tentative Final Map contingent upon securing legal secondary access for Phases 5 and 6.
