Document Description
NOTE: Review Per Lead The project is a Modification to Major Use Permit 87-029, for Group Care Facility that treats adult head trauma patients. The project consists increasing the total number of adult residential care patients from 16 to 52 and the employees from 10 to 25 of which only 13 will be on-site at any given time, the construction of 5 new buildings consisting of 23,252 sf for a total square footage of 36,292, an onsite small wastewater treatment facility under permit from the Regional Water Quality Control Board, an entry gate and monument structure, relocation of the main driveway access, and the associated parking and landscaping. The site is developed with an existing office residence building, a physical therapy building, pool/spa, and storage/garage/weight room building that would be retained. Access would be provided by a private driveway connecting to Highland Valley Road. The project would be served by imported water from the Ramona Municipal Water District. Off-site extension of sewer or water utilities will not be required by the project. Earthwork would consist of a balanced grading with 3,450 cy of total excavation.
