NOTE: Review Per Lead 1) Project Permit Compliance pursuant to the Mount Washington-Glassell Park Specific Plan for the construction of 2 new single family homes on 2 adjacent vacant lots. 474 Rainbow is a maximum 32 ft tall, 2,427 sf residence with an attached 420 sf garage on a 6,578 sf lot. Total project size: 2,847 sf. 478 Rainbow is a maximum 36 ft tall, 2,434 sf residence with an attached 420 sf garage on a 8.054 sf lot. Total project sixe: 2,847 sf. 2) Per LAMC 12.23 X21 - Zoning Administrators Determination to permit relief from: A) 20 ft minimum frontage, per 12.24 A.17 (e)(2) of the LAMC, and B) 20 ft minimum continuous paved roadway from driveway apron to boundary of hillside area, per 12.24 A.17 (e)(3) to allow construction of a new single family home. A total of 4 California blak walnut trees are to be removed for the proposed projects. 474 Rainbow requires 90 cy of cut which will be balanced on site, and 68 cy of fill. 478 Rainbow will require 107 cy of cut which will be balanced on site, and 451 cy fof fill. Rainbow Avenue is recognized as a substandard hillside street due to its paved width of less than 28 ft.
