Document Description
A change in zone classification from Limited Agriculture (A-1) to Highway Commercial (CH) or a more restrictive district. The project site is within the Rosamond Specific Plan. The applicant is requesting a zone change on 26 acres to CH on property designated 6.3/2.5/2.8 (Highway Commercial-Flood Hazard-Military Flight Operations) for highway commercial uses. The purpose of the CH District is to designate areas for uses and services normally associated with the traveling public. The CH District is intended to promote a unified grouping of travel-oriented uses, such as gas stations, restaurants, and motels. It is also inteded to permit limited urban type uses in rural areas adjacent to highways with a minimum of encroachment on surrounding agricultural activities. No commercial uses are proposed at this time. Applicant stated current access to the site is provided by Avenue A, identified on the Rosamond Specific Plan Circulation Element as a future Expressway (110 ft right-of-way). Sewage disposal and domestic water will be provided by the Rosamond Community Services District.
