Document Description
This is a request for approval of a 5 building commercial development. This requires a Conditional Use Permit, Minor Use Permit, and an Oak Tree Permit. A total of 99,000 sf of commercial space would be created. The project address is 23300 Newhall Ave and is located at the southeast corner of Newhall Ave and Sierra Highway in the City of Santa Clarita. A CUP is required for development with the PD Overlay and also for the hotel which would be 55,000 sf and would exceed 35' in height. An MUP is required for dirt import of 46,000 cy, and also for the drive through lane for the 5,600 sf retail building. Two other commercial buildings totaling 31,120 sf would be constructed. An OTP is required to remove 8 oak trees and to encroach into the protected zone of 4 others. The project would contain 434 parking spaces, including 145 subterranean spaces. 300 linear ft of Newhall Creek would be filled in and an existing culvert would be extended onto the subject property. "Retail I" would be constructed over the culvert. Impacts to the creek would be mitigated and a Streambed Alteration Agreement would be required from the CA DFG.
