- An application for developement of a 153 unit senior housing project has been submitted to the County and requested approvals include a Specific Plan Amendment to amend the project site's North Tustin Specific Plan Land Use District from Residential Single Family (100 rsf) to Senior Residential Housing (SRH); (2) A Use Permit pursuant to Ordinance 08-015 for a senior living facility (per Zoning Code Section 7-4-142), including up to a 20% density bonus for senior housing pursuant to Government Code Section 65915(f)(3) (although the application only includes an 18% density bonus for a total of 153 residential units and comprised of: 130 base units and 23 density bonus units); (3) A Modified Development Standards for off-street parking as part of the Use Permit to allow parking to be located near the front of the building areas with the closest parking stall setback ~50 ft off Newport Ave.; and, (4) Site Development Permit for grading more than 5,000 cy of earth.
