Document Description
Project consist of the sale and transfer of 247 square feet of commercial floor area (CDA) rights & 8,128 square feet of hard coverage rights from Conservancy-owned land to a receiving parcel on which a restaurant building will be constructed. The transfer enables the receiving landowner to carry out the project without any net increase in the amount of existing CFA or Hard Coverage Rights in the Tahoe Basin.

The transfer of CFA will enable construction of a new restaurant that shall not exceed 10,000 square feet of floor area in a non-sensitive urbanized area, which is categorically exempt under Class 3 (new construction of small structures), retirement of coverage on the sending parcel is exempt under Class 5 (minor alterations in land use limitations), and Class 17 (open-space contracts or easements.
