Document Description
The proposed General Plan Amendment will adopt planning goals, objectives, and policies to allow for dense (60 du/acre) and intense (3.0 FAR) mixed-use development along the El Camino Real corridor, south of Chestnut Avenue. The proposed General Plan Amendment is consistent with the intent of the "Grand Boulevard Initiative" for El Camino Real and with "Smart Growth" principles, which include but are not limited to creating: mixed land uses, a range of housing opportunities and choices, walkable neighborhoods, compact urban form, opportunities for transportation/transit alternatives, and an effective use of available infrastructure. Further, the City believes that by allowing more dense, missed-use development in the El Camino Real corridor, it is progressively addressing issues identified in the State of California 2006 Global Warming Solutions Act (AB32) and the State's greenhouse gas emissions law (SB375).
