Coastal Development Permit to construct a new 17,420 sf hotel over 8,202 sf of lot area. The proposed hotel includes 24 guest rooms, an 1,877 sf restaurant with bar & outdoor seating area, & 1 level of subterranean parking containing 45 spaces. The project also seeks a Specifc Plan Exception to allow 1 guest room 371 sf in lieu of 1 guest room per 500 sf, and to allow a 2.48 FAR in lieu of the 1.5 maximum, a Conditional Use Permit to allow a hotel in a commercial zone within 500 ft, and to permit the sale of alcohol for on-site consumption, mini-bar service, & outdoor dining, & a Specific Plan Project Permit to increase the number of parking spaces or trips by at least 10%. An existing 1,728 sf vacant store will be demolished, an existing 3,902 sf parking lot will be graded, and a total of 3,200 cubic yards of dirt will be exported from the site.
