Document Description
Construction of a gated, 176 unit condominums development (Lot 2) including a 2,164 sf leasing office/recreation building and 7,376 sf of commercial retail space (Lot 1). Requested entilement include: (1) A two-lots subdivision pursuant to LAMC Section 17.03 with 364 parking spaces on a 6.7 net acre site; (2) Pursuant Section 11.5.6 of the Municipal Code, a General Plan Amendment to the Mission Hills-Panorama City-North Hills Community Plan from Low Residential and Low Medium I Residential to Neighborhood Commercial for the 2 lots (APN 2649013029 & 2649012004); (3) Pursuant Section 12.32 F of the Municipal Code, a Zone Change and Height District Change from [Q]C2-1VL (Commercial Zone), [Q]R4-1VL (Multiple Dwelling Zone), RD5-1 (Residential Density Multiple Dwelling Zone), and RS-1 (Suburban Zone) to (T)(Q)C2-1VL (Commercial Zone); and, (4) Pursuant to Section 16.05 of the Municipal Code, Site Plan Review for a project which results in an increase of 50 or more dwelling units.
