Document Description
A Coastal Development Permit for the development of a one bedroom, single family residence (~1,405 sf in size) developed stop garage (~700 sf in size). The project also involves wetland enhancement mitigation required in order to rectify illegal grading and wetland fill activities including the development and subsequent removal of a drainage system with a wetland. The drainage system has been removed under consultation with the CA Coastal Commission and the DFG. The applicant has offered to merge the adjacent properties as mitigation and protection measures for the wetland. Together, the parcels are ~0.23 acres in size. More than 60% (0.14 acres) of the combined properties have been delineated as a wetland. Consequently, a reduction of the wetland buffer is required to provide for a reasonable economic use of the property. The reduced wetland buffer setback was determined using the Coastal Commission's Statewide Interpretative Guidelines for Wetlands and Other Wet Environmental Sensitive Habitat Areas. The average height of the proposed to be removed. The Resort Improvement District will provide water and sewer services. A Special Permit is required for Design Review.
