Document Description
The project will rehabilitate the two-story former Rite-Aid and "Hit or Miss" buildings, which include three commercial units with a mezzanine, into two high-end nightclubs and one restaurant. The Rite-Aid building was constructed in the mid 1950s, and the Hit or Miss building was constructed in 1927, but neither meets criteria for listing on the Sacramento Register or the California Register. Rehabilitation will include soft demolition of existing features, and interior and exterior improvements to the existing buildings.

The proposed project is a rehabilitation of three existing commercial buildings in a hgh density urban area for new commercial/entertainment uses. The project would have no effect on historic resources, is on a pedestrian street adjacent to lightrail transit and between the two primary bus corridors to downtown Sacramento, the site has no habitat value and is served by urban services, there are no sensitive receptors in the project vicinity to be exposed to noise, and the use is consistent with land use and zoning designations.
