The project proposes construction on 2 commercially zoned parcels totaling 18.38 acres. In addition, an amendment is required to correct a land use and zoning designation discrepancy between the City of Mailbu Zoning Map, the General Plan Land Use Maop, and the Local Coastal Program Land Use Map. The project proposed for 30745 Pacific Coast Highway, although located on one legal parcel, includes 2 different zoning designations on the City's General Plan Map and Municipal Code Zoning Map, Rural Residential and Community Commercial. The current Local Coastal Program land use designation is Community Commercial. Pursuant to State law, the City's land use maps must be consistent; therefore, the proposed amendment will change the City Zoning and Land Use Maps for Parcel 2 to reflect the correct land use designation of Community Commercial.
