Document Description
The proposed project would allow for the phased construction of a new seed transplanting facility covering the western approximately 60 acres of a 136.75 acre agriculturally zoned parcel. The proposed project would add approximately 1.04 acres of new growing areas, and 21 greenhouses ranging in size from approximately 18,000 sq ft to approximately 135,000 sq ft for a total greenhouse area of 972,7209 sq ft. The maximum height of the greenhouses would be 24 feet from proposed grade. An approximately 30,000 sq ft warehouse to be located at the southern end of the site, and approximately 12,000 sq ft shop/office to be located along the northeast of the project site is also proposed. Approximately 6,000 sq ft of warehouse space, and 3,000 sq ft of shop space would be designated as office space. In total, the project would result in 1,014,720 sq ft (23.29 acres) of structural development plus the associated driveways, roadways, and landscaping. Landscaping for the project is proposed within approximately 6,000 sq ft of yard area adjacent to the warehouse, and along the frontage of Clark Avenue. An open area for equipment is proposed surrounding the shop/office. Grading for the project would consist of approximately 145,000 cu yd of cut and approximately 145,000 cu yd of fill. Water services would be provided by an existing onsite well, Golden State Water Company, and three proposed 250,000 gallon tanks. Sanitary services would be provided by two proposed septic systems. Access to the project site would be provided via two existing driveways accessed from Clark Avenue. The application involves APN 129-170-004, commonly known as 2775 East Clark Avenue in the Santa Maria area, Fourth Supervisorial District.
