Proposed project consists of the following: 1. A Tentative Parcel Map to divide a duplex lot of 0.359+/- acres into 2 half-plex lots in the RD-5 (NPA) zone. NOTE: The property is currently developed with a duplex. 2. An Exception to allow 2 lots to be below the minimum net lot area (8,712 sf) allowed in the Fair Oaks Village Neighborhood Preservation Area Ordinance SZC 2006-0044. 3. An Exception from Title 22.110.70(d) of the Sacramento County Land Development Ordinance to allow a residential lot depth less than the minimum 95 ft for proposed Parcel B.
The proposed parcel map involves the division of land into four or fewer parcels, is consistent with the General Plan and zoning, public services are available and therefore the project is exempt from the provisions of CEQA. The proposed Exception consists of the minor alteration in land use limitations, which does not result in any changes in land use or density and is therefore exempt from the provisions of CEQA.
