Document Description
The project is a Zone Amendment for a portion of the project from the M zone sitrict combined with the DR and IMR zone districts to the OS zone ddistrict with the DR and IMR zone districts being retained. The rezone is requested in conjunction with a proposed two parcel land division. The division would result in the creation of an ~11 acre parcel land and a 43.96 acre remainder parcel. The OS district would be applied to the remainder parcel. The applicant has requested a waiver fromt eh sewage disposal testing standards for the reaminder parcel. Shasta County development standards provide a waiver of the testing standards for lots suitable for agricultural, industrial, commercial, or recreational uses which do not require liquid waste disposal. Minor physical improvements, including construction of an encroachment and fire hydrants would be required for the project. A Use Permit to develop a warehouse building on the proposed11 acre parcel has been previously approved. The use permit requires that an existing on-site septic system be used to serve that project.
