Document Description
The project proposes a GP amendment, zone change, and PUD allowing a maximum development density of 20 dwelling uniter per usavle acre on the project site. The PUD would also require and development proposal on the parcel to provode a minimum of 40% of the total number of units as affordable. Following project approval, future developement of the project site would be by-right in that the use and density for the site would not be discretionary. The site contains a max of 5.1 usable (developable) acres equating to a max of 102 dwelling units. The project would amend the GP from the "O-U, R-UL and R-UM" to "O-U and R-UH" with a PUD. The Urban High Residential would be amended to allow 20 units per net developable acre with a 2,000 sf lot size requirement. In addition, the parcels would be rezoned from "RM-4" and "R-1-6" to "RM-2".
