Construction of a new 3-story over garage, 44' in height, approx. 2,884 sq. ft. single-family dwelling providing a total of 3 parking spaces, on an approx 6,336 sq. ft. hillside parcel in the R1-1 Zone. As proposed, the project requires Zoning Administrators Determinations to permit 1) the project to front on a hillside street having a substandard roadway width from the project site to the edge of the hillside area; 2) waiver of required street improvements to the adjoining public right-of-way; 2) a total of 4 retaining walls in lieu of the 2 otherwise permitted; 4) a Zoning Administrators Adjustment to permit 2 retaining walls to have a maximum height of 10' in lieu of the 3-1/2' otherwise permitted within the front yard setback; and, 5) Haul Route consideration for the export of approx. 1,350 cubic yards of dirt from the site.
