Document Description
The applicant's request as depicted on the site plan is a retail center with a total of 29,905 total sf of floor area including an auto lube center (3,375 sf), carwash (2,500 sf), auto shop facility (4,200 sf), variety retail (18,995), and second floor offices (875 sf). Landscaping (11,500 sf of 11.5%) is provided throughout the site. 154 parking spaces are provided including three handicapped spaces. 11.5% of the site is proposed to be landscape (11,500 sf). A stucco-coated masonry wall (6 ft in height) is depicted on the easterly boundary. Four trash enclosures with finished masonry walls (6 ft inheight matching the associated buildings are located near each primary use. Two monument signs (6 ft ht x 6 ft w and 10 ft ht x 8 ft w) are depicted on the southerly and soutwesterly portions of the site. Auto queing areas are depicted for carwash drying (16 spaces), vacuum area (9 spaces), and lube egress (9 spaces).
