Document Description
The project site is composed of one parcel (APN 4268-002-001), located on the north side of Stewart Street and the east side of Colorado Avenue. The project site is occupied by two rows of one-and two-story warehouse buildings built primarily between 1948 and 1969, with some smaller buildings and additions built through 1983. The buildings contain approximately 38,000 sf of light industrial uses, including auto repair shops, general contracting, welding, and machine shops. A parking area is located between the rows of buildings.
The proposed development would result in demolition of the existing buildings onsite and the construction of a five-story creative studio building. The proposed 151,600 sf building would include approximately 76,090 sf of creative media production space and approximately 75,500 sf of ancillary administrative office space. The proposed project also includes the development of a new public street extending Pennsylvania Avenue across the southern portion of the project site. Also included in the proposed project is an approximately 3,000 sf detached childcare center with 13,500 sf of open space for an outdoor play area.
