Document Description
The project is a proposed commercial center with a total of 12 buildings providing space for retail, restaurant, and fuel center uses, as well as parking lots, landscaping and other ancillary improvements. The project's site plan provides for a total of 265,978 sf of development. To allow for a conservative analysis of impacts and to allow for minor site plan modifications during the permitting process, the EIR assesses a total of 300,000 sf of development. The project site includes four parcels covering 30.42 acres adjacent to SR-60 and Pedley Road in the city of Jurupa Valley. Discretionary approvals required for the implementation of the project include a General Plan Amendment, Change of Zone, Tentative Parcel Map, Conditional Use Permit, Development Agreement, and Site Development Permit.
