Four vacant light industrial/manufacturing structures exist onsite. The current Glendale General Plan land use designation for the Project site is Mixed Use and the zoning designation is Industrial/Commercial Residential Mixed Use (IMU-R).
Document Description
The proposed Project includes the development of up to 225 multi-family units on the 2.25 acre project site. Of these units some would be located in a 5-story residential building located on the eastern side of the site and some would be attached to a 6-story parking garage located on the western side of the site adjacent to the Southern Pacific railroad. The two structures would be separated by the LA County easement. Project approvals included Stage II Design Review approval for a modified project consistent with Alternative 3; Reduced Density (25% Reduction) described in the Final Subsequent EIR for the proposed project; a Parking Exception allowing above-grade parking, and a Conditional Use Permit allowing an all-residential project in the Industrial/Commercial-Residential Mixed Use zone. Future approvals that may be required include a parking exception and the introduction of an Ordinance authorizing the sale of suprplus City property.
