The project site is vacant and has been historically used for agricultural purposes. The project site is zoned Single-Family Residential and has a General Plan Land Use designations of Low Density Residential.
The proposed project would include the development of 160 single-family residential lots and related improvements on 42.34 acres. The applicant is requesting the following entitlements for the proposed project: Rezone to Planned Development; Vesting Tentative Map; and Design Review for 160 proposed single-family residential lots. The Vesting Tentative Subdivision Map (TM 9173) is being requested by the applicant to subdivide the project site into 160 residential units. The Design Review entitlement is for 160 proposed residential lots. One parcel, totaling 0.92 acre would be dedicated to the City of Brentwood for a public park area.
