Document Description
The proposed project involves the grading, construction and operation of a 66.92 acre business park for light industrial and warehouse distribution uses. The business park would consist of four buildings totaling approx. 1,484,407sf. and ranging in size from 16,732sf (parcel 2) to approx. 1,103,003sf. (parcel 1). The remaining two buildings are proposed to be 87,429sf. (parcel 3) and 277,243sf (parcel 4) in size for a total site coverage of 50.92%. Implementation of the project requires adoption of General Plan Amendment (PA08-0057) to the Circulation Element and Specific Plan Amendment (P08-060). In addition, the following discretionary approvals are required; Plot Plan Review (PA07-0152,-3,-4, -5, -6); and Tentative Tract Map 35879 (PA07-0151). The proposed project includes construction of "A" Street, which would extend along the eastern boundary of the business park from the proposed extensions of Krameria St. and terminate in a cul-de-sac at the northeast corner of the site. Additionally, the project proposes construction of the east-west extension of Krameria St., between proposed "A" St. and Heacock Ave., which would bisect the business park. Access to the business park would be provided via a driveway on Heacock St., Iris St., Krameria St., and "A" St. A total of 699 automobile and truck and trailer parking spaces are proposed. The proposed business park would be unified by internal circulation, utilities, landscaping, and design elements in accordance with the specifications set forth in the Specific Plan Views of the business park from the surrounding roadways and adjacent land uses would be shielded through the use of a 9ft. tall screen walls.
