The project is a minor residential subdivision to divide 41.1 acre lot into 3 residential parcels. The project is located at 2755 Deer Springs Place in the Twin Oaks Valley Community Planning Area within the unincorporated area of San Diego Co. The site is subject to the General Plan Regional Category Estate Development Area (EDA), Land Use Designation (18) Multiple Rural Use. Zoning for the site is A70 (Limited Agriculture). The site is currently vacant. Access would be provided by a proposed private road easement connecting to Deer Springs Rd. The project would be served by septic and imported water from the Vallecitos Water District. Earthwork will consist of 26,000 cubic yards of material cut and fill of 32,000 cubic yards with 6,000 cubic yards of imported material.
