The proposed SEGA Specific Plan would allow for 45,000 new dwelling units, 5.2 million square feet (s.f.) of office space, 2.65 million s.f. of retail space, and 16.7 million s.f. of industrial space within approximately 9,000 acres. Access and circulation improvements would consist of new or updated roadway infrastructure including transit boulevards, avenues, conectors, a grid system for neighborhood streets, and bike and pedestrian trails. The Specific Plan may include a commuter rail line. The project would also include off-site utility infrastructure, such as pipeline connections, to either temporarily or permanently access existing water, wastewater, and natural gas infrastructure. A new wastewater treatment plant would likely be constructed in southeast portion of the city, either within or outside of the SEGA.
