The Tentative Tract Map No. 066188 is for proposal to develop an eighteen (18) unit condominium project in the R-3 (Limited Multiple Residence) zone, under the Countywide General Plan category three (3) for medium density residential (12-22 unit per acre). The proposed structure is to be two (2) stories over semi-subterranean parking. The site is located on the south side of Montrose Avenue, between Rosemont Avenue and Briggs Avenue. Access to the site shall be directly from Montrose Avenue. Fourteen (14) parking spaces will be provided (2 per unit + 5 guest parking spaces). Grading is proposed for 2,497 cubic yards of cut and 125 cubic yards of fill, with 2,372 cubic yards to be exported off site. Although there is one ordinance sized oak tree on the rear of the site, and one off site located in front of the neighboring property abutting the site to the east, the applicant will not remove or enroach into the protective zones of either tree. The issue has been examined by the Los Angeles County Fire Department's Forestry Division through the plot plan review process, no Oak Tree Permit required. Plot Plan RPPT 200701552 has been reviewed for the 18 unit development, and was approved on November 26, 2007 by Regional Planning.
