Document Description
Construction of a new 3-story, 30-ft. in height, approximately 5,000 sq. ft. two-family dwelling, with vehicular access proposed from 5th Avenue, on an approximately 3,946 sq. ft. parcel in the RD1.5-1 Zone. The existing residential structure and landscaping are proposed to be removed. As proposed, the project requires a Coastal Development Permit, a Zoning Administrator Adjustment to permit 3 uncovered parking stalls within the 5th Avenue front yard setback; a Zoning Administrators Determination to permit a 6-ft. in height fence within both front yard setbacks, and a Mello Act Compliance Review for the demolition and construction of residential units in the Coastal Zone.
