Document Description
The applicant's proposal includes a Conditional Use Permit (CUP) to construct and operate a 50,000 sf health and fitness club, "LA Fitness". Additionally, the applicant requests Design Review to facilitate the development of the LA Fitness, a 7,000 sf "Soulplantation" restaurant, and a 5,000 sf retail building. This proposal involves two alternate site designs to allow for potential future widening of State Highway 91, immediately adjacent to west of the subject site. The decision to build either Alternative A or B will be contingent upon the intentions of the California Department of Transportation (Caltrans). While each potential site design is dicussed in this report, only the environmental impacts for Alternative B are evaluated, as it is the site design that proposes the most number of building and therefore could potentially have the most impacts.
