The applicant requested a Zoning Amendment from R3 to R3-PD for the 4.47+/- acre parcel and from C-2 to C2-PD, for the adjoining 0.44 +/- acre parcel. Concurrently requested is approval to subdivide the two contiguous parcels, with a total square footage of 4.9+/- acres, into 19 residential lots, ranging in sixe from 5,571 sf to 9,577 sf, with a portion of Lot 20 (along Angels Creeks) to be dedicated as common open space. Additionally, the applicant also submitted a variance application to request relief from the provisions of the County Code Building Setback Section 17.06.0400 regarding encroachment into the setback areas by the proposed retaining walls (up to 24' high) and a Road Modification request for a deviation from the 300 ft minimum design curve radius of Murphy's Creek Road.
