Document Description
The construction, use and maintenance of a new 6-story, 90ft. tall, approx. 145,112 sf. mixed-use building containing 131 apartment units over 12,148sf. of ground level commercial (2,000sf. restaurant, 2,914sf. office, 7,234sf. retail) with ground level and 3 levels of existing subterranean parking containing a minimum of 191 spaces, all on an approx. 39,103sf. lot. Vehicle ingress/egress is via a single new/relocated driveway accessing Dunn Dr. In consideration of reserving 11 units for very low-income tenants, a Density Bonus incentive to permit a 35% increase in the floor area ratio (FAR), 4,05:1 in lieu of the 3.0:1, is requested. Also proposed are: a Zone Change from C2-1, CR-1 and R5P-1 to (T)(Q)RAS4-1; a Zone Variance from parking facility design standards to accommodate continues use of the existing subterranean parking levels; and Site Plan Review for the development of 131 new residential units.
