Document Description
The project proposes to subdivide a 4.7 acre property into eight residential parcels ranging in size from 23,600 to 27,500 square feet. The residential lots will be built around a new cul-de-sac which will extend off of Lewis Avenue in Vallejo. Other improvements will include retaining walls, landscaping, driveways, and drainage improvements. Grading is expected to consist of cuts and fills up to 18 vertical feet to create near-level building pads. An unnamed intermittent stream flows through the mid-section of the property from east to west. The stream flows off-site, across the adjoining parcel, and then passes above ground and below ground in a series of culverts. The project would result in a direct and permanent impact to 0.03-acre of the stream channel including the 0.005-acre emergent wetland. Approximately 290 lineal feet of channel will be filled. The California Department of Fish and Game is executing a Lake and Streambed Alteration Agreement number 1600-2008-0219-3 pursuant to Section 1602 of the Fish and Game Code to the project applicant, Enayat Haidari.
